EPC Northampton started as a father (Michael) and daughter (Rachael) team of Domestic Energy Assessors based in Northampton. Michael has recently retired from the business with Rachael fully managing the business moving forward.

Founded in 2015, we have been providing energy advice and support for our customers for many years. Rachael is a fully qualified Domestic Energy Assessor (DEA) having passed rigorous exams and is qualified to industry standards; accredited with Elmhurst Energy to ensure compliance. She is also fully DBS checked.

Our services to date have helped Estate and Lettings Agents, landlords, vendors, and solicitors throughout Northamptonshire (with an NN postcode) and the surrounding areas.

We are a friendly, family-owned company who offer appointments during the day, evening and weekends and we look forward to helping you.

We are family run team of Energy Assessors with over 15 years’ experience between us. We believe our EPC prices are highly competitive and of the highest quality in terms of accuracy. We can also offer advice on how to improve your property’s energy efficiency.

We operate throughout Northamptonshire, covering Northampton, Kettering, Corby, Wellingborough, Towcester, Daventry, Rushden and Raunds and the surrounding villages and towns.

Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or let. If your property does not have a valid EPC you are required to obtain one before you market your property to sell or rent with an Estate or Letting Agents, advertising a property privately, or even selling the property to friend or family member.

The EPC is a comprehensive report and will provide a summary of results for your property. This includes information in relation to the construction, heating and hot water. EPC reports also include recommendations for cost-effective improvements to the building, and the potential energy efficiency of the property if the suggested measures are implemented.

The report gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

If properties do not have an EPC where required, penalty costs of up to £200 per property per day can be incurred.

An EPC costs £85.00 for 1 – 4 bedrooms properties up to the value of £600k based in Northampton. The price includes VAT and the lodging fee.

The update to Energy Performance Certificates (EPC) on the 15th June 2025 have introduced several important changes to the way they are generated. The new features and improvements in the software are designed to enhance the accuracy and reliability of energy performance assessments, ultimately providing you with more precise and useful information about your property’s energy efficiency.

With the release of the latest update assessors need to collect more detailed information during on-site visits. This includes measuring all windows, identifying different types of ventilation, and noting wall types and constructions, among other details.

Previously, assessors had to make some assumptions due to software limitations, which meant certain aspects of the property couldn’t be recorded accurately. Now, assessments will be much more precise, with detailed data and evidence submitted into the software.

 

These improvements aim to provide a more accurate EPC for your property. This means the EPC you receive will better reflect your property’s energy performance, helping you make more informed decisions about improvements and upgrades.

To collect the additional data required assessors will need to spend more time at your property. This reflects the increased detail and rigour of the new methodology, which enhances the quality and reliability of each EPC.
